All our Inventory Reports have been professionally compiled according to industry standards. We can tailor them to your specific requirements. On all reports, we include digital colour photos and detailed narrative descriptions. We conduct a full inventory inspection of the rental property, including the contents, the fixtures and fittings and the current condition.
We can arrange to meet your Tenant at the rental property. We can do this on or before the start of their Tenancy. We will go through the Inventory Report with them and obtain their signature. We will also, where possible, take the meter readings and agree them with your Tenant. We can also list and hand over the property’s keys should you require us to do so.
Both the Landlord as well as the Tenant benefit from a smooth property lease. Effective communication is essential and any property issues need to be dealt with quickly and fairly for both parties.
Interim Reports are available to Landlords as well as Tenants. They can be requested at a suitable interval, once the Tenancy has begun. The Interim Report will provide details of any changes in the state of the property’s fixtures and fittings. This will alert the Landlord to any damage due to defective equipment, like a washing machine that leaks or possibly mistreatment to furniture or carpets.
Interim reports can alert Landlords to potential liabilities for which they are responsible. Early resolution of any problems can help both parties avoid more costly and unexpected issues that could arise during the remaining Tenancy
The property is inspected at the end, either with or without a tenant present. The property is checked throughout, and any differences are noted between the current condition and the Inventory Report that was prepared before the start the Tenancy.
The Check-Out Report will be compiled, and it will contain specific details regarding the general condition of the property and its cleanliness. We will note all items which are damaged, broken or missing.
We will, where possible, take meter readings. If the tenant is present we can accept keys back on behalf of Agent/Landlord. The Check-Out Report is sent via email to the Landlord/Agent within 48 hours.
